Ffynnon-Oer Uchaf is a traditional
roadside cottage in the Vale of Aeron (the valley that runs
from Lampeter
down to the sea at Aberaeron).
This rare survivor of a West Wales 'croglofft'
cottage is Listed for its architectural importance, and
it has a unique, original interior that has been featured
on many TV programmes and in books.
It is also one of our warmest cottages - having
full central heating, two fires, and well insulated under
its thatch roof.
Great for families, the cottage can sleep
up to six in three bedrooms. Several people who have stayed
in all of our holiday units say that they like this cottage
the best, and we have several guests who book year after
year.
The cottage is located in a small rural hamlet (about 10
houses) in the Aeron valley between the market town of Lampeter
and the harbour of Aberaeron.
A 15 minute drive (9 miles) to the beach/ award-winning
seafood restaurants (at Aberaeron) or just relax in the
garden and enjoy the views.

The cottage doesn't have broadband but only a 12 minute drive to the Harbourmaster where you can enjoy free wireless Broadband over a coffee/ drink or award-winning seafood.
Local pub (serves food) in walking distance (half mile,
bring torch for road at night), local shop is 1.5 miles.
Ten minutes drive (4.5 miles) to Lampeter (great Indian
restaurant, Chinese, numerous other food options).

Oil-fired central heating is provided throughout, and there
is an open fire in the lounge. It is always warm and cosy.
Furnishings include original Welsh country antiques, although
there are also modern conveniences such as a dishwasher,
washing machine, and DVD player.
To the rear you will find a good-sized enclosed garden
with uninterrupted rural views.
Uchaf is semi-detached to Ffynnon-Oer
Isaf, but both have all seperate and private facilities,
entrances, parking etc. The cottages were built as two independent
homes in the 1700s, but their proximity means that they
can be booked together for a group of up to 10 people.
There is restricted headroom upstairs
and steep stairs to Croglofft 2 which will make it unsuitable
for the very young or infirm. The crogloffts are not be
suitable for children under 5 years old. There is a downstairs
twin bedroom that is suitable for children, and the bathroom
is also on the ground floor.
If travelling by public transport take train to Carmarthen or Aberystwyth and then the Traws Cambria (X40) bus which passes the cottage.

THE PROPERTY COMPRISES:
Entrance lobby, cupboards and washing machine.
Rear lobby with door to garden. Nice place to sit and enjoy
the morning sun. Writing desk & chair.
KITCHEN: (Cegin Fawr) with dishwasher,
full-size oven, microwave, fridge, toaster etc.table for

CROGLOFFT 1: with double bed, window overlooking
open fields. Limited headroom. We have a travel cot for
babies available on request (no charge, but do bring your
own cot bedding).
LOUNGE: with open fire (starter basket
of fuel supplied), Teletext 21" TV, DVD, CD hi-fi etc
CROGLOFFT 2: (over lounge) with double
bed, window overlooking open fields. NB access by fixed
ladder, limited headroom.
BATHROOM: with roll-top Victorian bath,
chrome heated towel rail (towels supplied)
GROUND FLOOR BEDROOM: the 'Old Shop' with
two single beds, views to rear over fields.
GARDEN: Enclosed, rear garden with picnic
table and wonderful open views over rolling hills. Off-road
parking for 2 cars, no more. A nice place to relax and watch
the wildlife. Often lambs other side of garden fence in
the Spring, or calves in the Summer.
