Hay House Estate is a 17th century extended stone farmhouse with a guest annexe that's just a 5-minute drive to the world-famous quirky book town of Hay on Wye in Herefordshire on the Wales / England border. It is 9 bedroom property that can accommodate up to 18 adults (plus up to approx. 5 children), comprising of a 4 bedroom farmhouse and five split level ensuite guest suites (all king size plus a large single sofabed) in the guest annexe. The bedrooms in the guest annexe all have their own private lounge areas away from the main house. Hay House Estate offers a modern luxury escape with a hot tub making it a perfect retreat for an extended multi-generation family or for groups of friends wanting to escape for a long weekend of relaxation or active fun.

Set in its own idyllic 5 acres, you will have a beautiful garden with a hot tub and Kadai area plus a red brick barn with a gym. In addition, there is a games room and a separate activity room with wifi. Field walks and a climb up Merbach Hill for fantastic views over Herefordshire’s scenic Golden Valley are on the doorstep. You are only 20 mins drive from Hay Bluff, the start of the Black Mountains and Brecon Beacons mountain range.

Hay House is a tranquil rural retreat but just five minutes from cosmopolitan Hay-on-Wye. It is a great base from which you can enjoy the Hay Literary Festival, Abergavenny Food Festival and the Brecon Jazz festival. There are also some great places to eat as part of the “great food movement” that has swept across the region.

    This room can accommodate a travel cot or a camp bed for children. (This room has near level access to a nearby parking space and step-free access and is wheelchair friendly in the main room and ensuite shower room).
  • Bedroom 2: Split level guest suite with downstairs lounge area, upstairs king-size mezzanine bedroom and downstairs big bathroom with claw foot roll top bath, separate shower and WC/basin. (This room can be configured as a twin with the sofa bed downstairs folding out to a small double for one additional adult.
  • Bedroom 3: Split level guest suite with downstairs lounge area, upstairs king-size mezzanine bedroom and downstairs big bathroom with claw foot roll top bath, separate shower and WC/basin. This room can accommodate a complimentary travel cot for under-twos, or up to two single camp beds for children.
